Property Details:

Traditional stone built house, 205 square metres floor space over two floors, recently tastefully refurbished and modernised. There are 4 double bedrooms, two of them ensuite, 4 bathrooms, spacious lounge with panoramic views over the Minho countrside, and a fully fitted kitchen with solid wood units and granite worktops, built in fridge/freezer and dish washer. The house has been tastefully decorated showing some exposed stonework, it has tiled floors in the living areas and wood laminate floors in all the bedrooms. Throughout the house all the windows are in aluminium and double glazed. It is fully insulated and has oil fired central heating, telephone with ADSL internet, and satellite and domestic television. In the basement there is a large room with it's own fireplace which is currently used as a gamesroom, but could easily be made into further accomodation, granny flat, two more bedrooms, office or storage.
Outside, there are three outbuildings, one of which (5.60 x 3.6) houses the central heating boiler and oil storage tank and is also the utility room, another one (3.5 x 3.0) is used as the covered barbecue preparation area, and the third (5.3 x 2.5) as storage. The garden is laid mainly to lawn, with a swimming pool of 8 metres by 3.5 metres surrounded by a private sunbathing terrace, and many mature flowering shrubs and fruit trees, including apple, orange, lemon, plum and fig.

The house is situated on the outskirts of a popular village, which is 15 minutes from the beaches of the coast and the beautiful river Minho, and 20 minutes to Galicia in Spain. 30 minutes to the south is the regional capital of Viana do Castelo, and the very pretty riverside towns of Ponte de Lima and Ponte de Barca. This central location gives easy access to a range of shops and supermarkets, both in Portugal and Spain, weekly street markets, the three main motorways of the area and the natural park of Serra de Argo.
The region is also very well served with airports. Low cost airlines Ryanair and Easyjet fly from the new airport at Porto (1 hour) to various destinations in the UK and Europe and Ryanair also flies from Santiago de Compostelo (one and a quarter hours) In addition, there are flights from Vigo, Curuna, and Oviedo to Madrid and the UK.

This house is ideally suited both for all year round living, and also for letting during the summer months. It is estimated by a local letting agent that a return, after his fees, of €10,000 is quite feasable.
